Computer Generated Imagery, or CGI, refers to photorealistic 3D visualisations of new developments, created using advanced 3D modelling and rendering software. A static image of a new development is often referred to as “a CGI”.
Computer Generated Imagery is created by 3D visualisers working in 3D modelling software. Virtual 3D models of new developments are constructed based on the 2-dimensional architectural drawings (floorplans and elevations), and then realistic surface materials, landscaping and lighting effects are applied to those virtual models. Finally, virtual cameras are positioned to produce images of the models from selected viewpoints, or to move around the models to produce 3D flythroughs.
CGI (Computer Generated Imagery) provides a clear and compelling understanding of what a new home will look like, so that purchasers have the confidence to buy a new build property before it’s built. Accurate, detailed and photorealistic CGI builds confidence and clarity in the minds of prospective buyers, whilst also helping people to engage emotionally with what it could be like to live in a new home.
CGIs of new property developments are normally based on the architectural drawings – floorplans, elevations, site plans. If your architect has created a 3D model file (eg in SketchUp or Revit), this is a useful starting point for your 3D visualisation team but is not essential. Additional drawings such as sections, M&E plans, kitchen and bathroom plans, topographical surveys and landscaping plans may also be requested. A full and detailed specification will be required for external materials and landscaping. For internal CGI, a specification for internal materials, fixtures and fittings is required so that your 3D visualiser can ensure the CGI reflects exactly what you are intending to build. Interior designs can be provided in the form of mood boards or pinterest boards, or you can request that your 3D visualiser comes up with the interior designs to suit the aspirations of your ideal buyer. In most cases, your 3D visualiser will be happy to work with you to understand your vision, if there are any gaps in the drawings, plans or reference materials that you have available.
A 3D flythrough is a computer generated animation video that travels around a new property development, to show what it will look like, before it’s built. 3D flythroughs can tour the exterior and/or the interior of new property developments. They are created from virtual 3D models constructed within specialist 3D modelling software.
Professional Computer Generated Imagery (CGI) of a typical small development could range from £1,000 to £5,000. Most architectural visualisation companies will request to see your architectural plans in order to provide a fixed quote to create CGIs and/or 3D flythroughs of your property development, as the costs will depend on the size and complexity of the architecture to be modelled, as well as considerations like the number of different property types, whether you need internal views as well as externals, and whether you want static CGIs or 3D flythrough animations. Daily rates will typically range from £250 to £500 per day depending on the experience of the company, and projects can range from three days to ten days for simple projects. Larger, more complex developments can take weeks to visualise in 3D.
Single static CGIs can normally be delivered within a week, but there may be a lead time to book your project into the studio schedule. 3D flythroughs can take 4-6 weeks to produce because of the extent of 3D modelling involved but also because of the rendering time, which can add 10-14 days to the end of the project for large and complex animations. For a CGI package including images, animations and other property marketing materials, we recommend allowing 8-12 weeks. This provides time for your team to review work-in-progress and provide feedback as the CGI develops. No-one benefits when a project is rushed unnecessarily, and the best approach is to book your project in ahead of time to be sure of meeting your intended launch dates.
To obtain a price for your CGI project, you will normally be asked for your basic architectural plans (floorplans, elevations and site plan). Be clear about what you want – how many viewpoints?
